Choosing a community is your call. Here is how I help you make it.

I work in Gilbert, Chandler, Queen Creek, Mesa and San Tan Valley. I won't tell you which one is best, because that depends on your commute, budget, and priorities. I'll help you ask the right questions of each.

How I think about it

Match the place to your priorities, not the other way around.

Ask ten people which East Valley city is best and you will get ten confident answers. Each of them is right for the person giving it. My approach is to start with your criteria: where you drive, what you want to spend, what kind of home and lot you want, and how much HOA structure you like or do not.

Then we tour with those criteria in hand. I'll show you homes in the places that fit them, and I will point you to official sources, such as school districts, city and county offices, and utility providers, for anything you want to verify. I don't rank neighborhoods, comment on who lives where, or steer you toward or away from an area. Fair housing is the law and it is also how I want to work.

Worth knowing

Addresses near a city line can fall under a different city or county than the name on the listing suggests. Always confirm the jurisdiction of a specific property.

  • Distance to the places you visit weekly

  • Older homes versus newer construction, and what maintenance each tends to involve
  • Proximity to work and the freeways you would really use
  • Lot features such as pools, trees, and RV space, and their ongoing costs
  • HOA presence and rules, which vary from one community to the next

Many buyers look here for more space. A larger lot or newer home can come with different trade-offs in commute, services, and nearby amenities.

  • Commute length, and how it feels on a typical weekday
  • Lot size and what it takes to maintain
  • Newer communities with HOAs and what their rules require
  • Which utilities and services reach a specific property

Mesa

Mesa is large, and one address can differ a great deal from another across town. Treat it as many neighborhoods, not one market.

What to weigh

  • The range of home ages, sizes, and price points across different parts of the city
  • Commute and freeway access from the specific address
  • Condition and updates on older homes, including cooling, roofs, and plumbing
  • HOA or no-HOA preferences
