What does a first conversation look like?
We talk about your goals, timeline, and questions. For buyers that is the sit-down; for sellers it is a home value conversation, which is free and without obligation. There is no pressure to commit to anything.
Can you also notarize my documents?
I am a commissioned notary and loan signing agent, and that work runs through my sister company, Holliday Home Notary.

When should I talk to a Realtor?
Earlier than most people expect. A conversation before you start touring helps you set priorities, understand the process, and avoid falling for a home that does not fit.
What is pre-approval and do I need it?
It is a lender's review of your finances, usually resulting in a letter about what you might be able to borrow. Sellers often look for it with an offer. Only a lender can tell you what you qualify for, and I cannot promise any approval. I can introduce you to trusted local lenders and help you compare what they say.
How do I choose between East Valley cities?
Start with your commute, budget, and the kind of home and lot you want, then compare. I won't steer you; I will help you gather the facts and point you to official sources.
Do I need a home inspection?
It is your decision, but I encourage it. A licensed inspector looks at the property far more closely than a showing allows. I flag concerns I notice on tour, including roof age, air-conditioning condition, and additions that may lack permits, but that is not a substitute for an inspection.
What happens if the inspection finds problems?
Depending on your contract, you may be able to request repairs, ask for a credit, or reconsider. I explain the options and the deadlines in your contract before you decide. Contract and legal questions can also go to an attorney.
If you are selling
How do you decide what to list my home for?
I use real comparable sales from your area, the condition and features of your home, and what is competing with it. I show you the evidence and the reasoning. No one can promise a sale price or how long it will take.
Should I make repairs or updates before selling?
Sometimes, and sometimes not. I will tell you which fixes are likely worth their cost at sale and which to skip, so you do not spend money or weekends you did not need to.
Is a home value conversation really free?
Yes. A home value conversation with me is free and carries no obligation.
Is the highest offer always the best?
Not necessarily. I review each offer for the strength of the financing and any shaky contingencies, because a strong number that falls apart costs you time.
Can I sell and buy at the same time?
Many people do. The timing takes planning, so bring it up in our first conversation. Your lender and contract terms matter a lot here, and I will help you sequence the steps.

No. I can explain how the real estate process generally works, but legal, tax, and financial questions belong with qualified professionals, and your contract controls what you have agreed to.
