The listing presentation I'd want to sit through.
Plenty of agents will tell you your home is worth more than anyone else's estimate. It makes a nice meeting. It does not make a nice outcome. I price from real East Valley comparable sales and from 27 years of watching what Arizona buyers actually pay, then I show you the reasoning so you can push back on it.

An honest number, not a flattering one
I look at recent comparable sales near you, the condition and features of your home, and what is competing with it right now. The result is a pricing recommendation with the evidence behind it, not a number designed to win your signature.
Ask any agent how they arrived at a price, and what they would do if the first stretch of showings brought no offers.
Prep that pays for itself
I will tell you which fixes and touch-ups are likely worth their cost at sale and which to skip: no wasted weekends, no wasted money. Often the answer is smaller than people fear. Sometimes it is a repair they would rather not hear about, and I will say so kindly and early.
Staging and presentation
Buyers form impressions quickly. Professional photos, practical staging advice, and a listing written to be read, not skimmed, put the best true version of your home forward. Staging here means decluttering, light, and flow, not pretending the house is something it is not.

The highest number is not always the best deal. I review each offer for financing strength and shaky contingencies, lay out the trade-offs in plain language, and help you counter with your goals in mind. Terms with legal or tax consequences are worth a conversation with your attorney or tax professional.
